Why call these buildings "Corn Shape Tower"?
Because the person who initiated the idea went to study in Chicago, the United States, and in the down town area there were buildings shaped like 2 corn cobs standing together called "Marina City" the Thai who lived there 60 years ago called them "Corn Shape Towers"
I have thought about constructing buildings that have shapes different from the rectangular
breadbox. Each floor will consist of 16 units. The units will be divided into 2 types : the rectangular
unit with the area of 38.75 sq.m. (8 units), and the corner unit with the area of of 53.50 sq.m. (8
units). Each unit will have 2X4 sq.m. balcony.
In the hallway, there will be 2 elevators, one staircase, one fire escape, and a service room, There will also be a space in the middle all the way from the ground to top floor for air circulation in the building.
What are the purposes of this project?
Bangkok is a big city with an area of 1,600 sq.m. and it has approximately a 10 million
population who must face the problem of commuting, between their homes and work places because of the inadequate transportation system.
The idea of building this kind of living place is, therefore, to be near the work place so that those who have problems commuting can move closer to their work and they will be the first target group of this project. The second target group is the newly wedded couples who have small families.
The next target group is those who need a place in the city or the retirees (in this case, they can put a bigger down payment and pay the installments for only 10 years instead of 25 years).
Also, the project initiator aims to reduce the use of private cars. Since people are closer to their work sites, they do not need to get up early to drive down town but instead they can take a short bus ride to work.
What is the monthly service payment?
Apart from the monthly installment which is at least 3,750 Baht/month, the residents must pay for the central service about 500 Baht/month.
For the services related to the work of the BMA. the Community Development Department will be involved and will manage the expenses for public services. For example, there will be a collection for central service fees for about 350 - 450 Baht/month (but more than 500 Baht). There will be a service for garbage collection and every unit will be requested to bring their waste to the large bin available on the ground floor.
The building will also be surrounded by trees and gardens.
